If you have just one or 100 rental investment properties, one thing you will agree with is finding tenants is time consuming and often very frustrating.
Give me a call or e mail me and I will come and meet you at your property. I will give you free advice and guidance on achieving the optimal rent, based on market trends, research and personal extensive experience being active in the market at all times.
Whilst I am at the property we can discuss the features of the property that can be included in the advertising, and I can take photos to show the property at its best.
If you are happy to proceed, I charge $50 listing fee to cover the advertising on Trade Me (this is significantly cheaper than you would pay directly to Trade Me with listing fees starting at $99). The ad will be put up on Trade Me within 24 hours of receiving the listing fee.
I will then closely monitor the activity on the ad, and keep you informed of progress every couple of days.
If the property is tenanted, I am happy to liaise with the current tenants regarding access for viewing. Existing tenants like dealing with me as I fit in with their schedules, and only show pre approved prospective tenants through one lot at a time. This is essential for the security of the current tenants property.
Once the best possible tenants have been found, I will organise for you to meet them for your approval.
You can then check references if you prefer or I am happy to help with this.
From here normally the landlord will organise the tenancy agreement, so it can be to your own specific requirements, and a meeting is organised with the tenants to sign.
TENANTS:
I work a little differently to most property management companies, in that I do not do "open homes" for rental properties. Many companies do this so that viewings can happen during the agents business hours, and therefore it is normally not at convenient times for prospective tenants to view.
It is also a waste of your time if you go and view a place and you're are not the type of tenant they are looking for and therefore you do not have a show of getting it. By completing our online form, which only takes about 10 minutes, we have information about you to work out if you are going to be what the landlord is looking for, it also gives a commitment that you are seriously looking, and I am then happy to organise a viewing time that suits you where possible.
I am happy to do viewings during the day, after work or on the weekend at a time that suits you. If by chance I am showing other prospective tenants through the property I have appointments at 10 minute intervals giving you time to look on your own and have access to ask me any questions.

A letting fee of one weeks rent is payable, once you have viewed the property and then have applied and been accepted by the landlord.
